What fees can you legally be charged for a flat-share?

  1. organising the viewing of the property;
  2. putting together your rental application file;
  3. drafting the lease;

That's it. These four services — and no others — may be charged to you when an agency is involved.

In practice, the amount varies with the size of the property: the smaller the room or flat, the lower the cap.

Finally, be aware that some fees charged here and there simply aren't allowed. The move-out inventory, for instance, can't be billed to you — only the move-in one falls within the legal framework.
