The deposit is still 2 months' rent excluding charges. In 2 instalments: half at signature, the other half with your 2nd month's rent. In 3: one third at signature, one third with your 2nd month's rent, one third with your 3rd. It's returned when you leave, under the usual conditions.

No: 12-month lease, you leave whenever you want with 1 month's notice. The rent written in your lease is the normal rent; the discount is a commercial gesture applied to your first month.
